Love It Or List It Vancouver: Aleksandra and Vincent


Aleksandra and Vincent bought their home 10 years ago as they thought it would be a great starting place for their family and while it has served them well, the layout and commute for Aleksandra are proving a change might need to take place in the near future … this is where my battle with Todd begins. Lol.

In order for me to get Aleksandra to stay in their family home, I needed to create an open-concept kitchen, renovate the dining, living room and main bathroom, update the sunroom and convert their multi-purpose room into a home gym all within their $175,000 budget. While I wasn’t concerned about making this home more functional and beautiful, I’ll admit, I was a little concerned about Aleksandra’s issue with her long daily commute because that one is REALLY out of my control!

As I toured the home I could understand why Aleksandra wanted the renovations she asked for. The kitchen is pretty cut off from the rest of the house making it difficult for her to keep an eye on her children while making dinner. The living room is dated and has literally ZERO storage which would drive me bonkers. They have a sunroom that’s pretty cute but it’s scorching hot in the summer and apparently freezing cold in the winter … did I also mention it’s filled with wasps?? Ugh!! Sorry buddies, but you gotta go! LOL, I’m calling the Bigfoot wasp removal Immediately!

Kenny and his crew wasted no time getting down to business and even LESS time filling me in on the issues they quickly ran into … one being that damn sunroom. This hot, yet freezing and wasp hosting space was added without a permit which meant we had to totally renovate this sucker to bring it up to code which quickly put us over the budget. Gulp. We also ran into an issue with their main electrical panel … which was located in their bathroom … as you can well imagine, electricity and moisture do not go hand in hand, so we called the electrician Downey to get some assistance.

Welp. With the bad news comes the good news … I was SO SO happy with how beautifully their house came along. In the family room, we got rid of some of the stone from their fireplace (this used to run wall to wall and was an injury just waiting to happen for the kids) and replaced it with built-in closed storage for the toys and open storage for their mementos! We added Shiplap to two of the walls in the living room which gave it that relaxed, modern, beach house feel complete with a custom sectional. Oh, and how could I almost forget their beautiful new linear fireplace (thanks, Valor Fireplaces!!) and those gorgeous penny round tiles that surround it?! DREAMY!

We gave them a beautiful new open dining room (check out those gorgeous lights above the table?! They’re from Design Lighting!) and kitchen along with a sweet dining hutch with wall to wall, floor to ceiling storage in a STUNNING custom dusty blue/grey colour called Atlantic Blue thanks to Merit Kitchens. All of the cabinets in their kitchen are custom along with their beautiful crown mouldings. The hexagon tile backsplash looks like its marble but it’s really a glass, and we went ALL out with it, from ceiling to countertop and wall to wall, this is one backsplash for the books!! All of the flooring throughout this reno was from Shaw Floors as well, I LOVE all of their flooring options … sometimes it’s WAY too hard to decide what to go with though. LOL!

And then there was their beautiful new sunroom thanks to the AMAZING team at Four Seasons Sunrooms and Windows!! We added two beautiful french doors and brand new casement windows! The ENTIRE sunroom is brand new so it’s not going to leak or crack (and it’s wasp free, might I add!). Plus the UV glass that was installed will keep this space cool in the summer, and the in-floor heating will keep it warm in the winter! Win win!!

Even though I was unable to give them the home gym they had been so badly wanting, I felt pretty darn good about this reveal … but you’ll have to head over to HGTV to find out whether they LOVED IT or listed it …
