Hi loves!! Welp, we’re two episodes into the new season, how are you liking it so far?? I have to say this is by far one of MY favourites, as we welcomed little Leo into the world during this season!! Did my preggo belly give it away?? LOL! And of course, I’m in love with all of the designs and homeowners, TEAM LOVE IT all the way, am I right?! So if you missed out on last night’s episode, let’s give you a little recap of what when down!
Linda, Chris, and their two gorgeous daughters have lived in their home for 14 years and while the home was the perfect size when the girls were little as the years pass this family is feeling a little claustrophobic in their space. So while Todd heads out to try and find a bigger and better home (goooood luck with that one Todd, did I mention this home is a two-minute walk from the beach?!) … I got down to business! Kenny and I did a little walk through and I hit him with my (slightly intimidating) to-do list which included an open concept kitchen, renovating the living room, dining room and master ensuite, adding a bathroom AND adding an office for Chris … no biggie right?? LOL …
Welp. I knew from the beginning that their budget would be a little tight with everything they wanted us to accomplish but I had high hopes that we COULD achieve it until Kenny pointed out a foundation issue and I caught wind that all of the skylights were leaking and needed to be replaced! Eeeeppp, this meant I had to do my favourite thing in the world (NOT!!) and break the news to Linda and Chris. After some back and forth we decided to remove the ensuite reno and the additional bathroom for the girls in order to keep these renos in line with their budget.
We replaced their flooring with gorgeous wire brushed oak which instantly made the house look bright and airy, we then made our way into the open concept kitchen that Linda and Chris have always wanted! We added a beverage center for the girls so they could quickly grab a water after their workout (which could also be swapped out for some vino for Chris and Linda LOL!!). We removed the bay window that dated the space and replaced it with a brand new window which completely changed and brightened up the space, it didn’t even look like the same home! I should also mention here that the kitchen cabinet and barn door pulls are from the lovely team at Emtek!!
Linda had concerns over the limited storage space in the kitchen so we made SURE to add a HUGE new fridge in the kitchen for Linda along with a six burner stove … I mean, with all of those groceries they’re going to need a big enough space to cook, right?? Plus, we created a dedicated office space right off the kitchen for Chris by adding a wall and two beautiful custom sliding doors with a frosted glass insert to separate the spaces.
Ps. If you would like to see more photos of this gorgeous reno, click here and if you’re interested in cruising the shopping guide for where to find all of the items used in this reno, click here! Plus, the full episode of Love It or List It Vancouver is online – check it out here!
Then there’s their new and improved living room, the HUB of the house!! We removed the old sliding doors in this space and replaced it with two beautiful new windows which will allow for more light to shine in. Their three sided fireplace makes this space so unique and I’m incredibly happy we didn’t end up blocking one of the sides with a pole like we were going to!! Phewww!!
Even though we were unable to renovate the master ensuite and add a bathroom for the girls, I think we totally NAILED this reno. I mean, I don’t want to toot my own horn here or anything but the renovation turned out STUNNING!!!! Even so much so that Linda cried, not once, not twice but THREE TIMES!! I love it when that happens. LOL!
A special shout out goes out to Olympia Tile for the beautiful kitchen backsplash along with the tile around the fireplace, and double doors. Plus … how much do you LOVE the light fixtures in this home?? Thanks, Design Lighting for having so many beautiful options!! It was hard to choose which ones to go with!! Gah!!
Until next time …
